Electrifying High-Rise Living: Multi-Phase Scalable EV Infrastructure Deployment at The Fordham

Omega Electric, a division of Temperature Service Company, Inc., engineered and deployed a multi-phase commercial electric vehicle (EV) charging infrastructure modernization at The Fordham Condominium Association (25 E. Superior Street, Chicago, IL). Expanding power distribution from the basement to the 10th floor, the high-rise retrofit delivers dedicated 30-amp circuits and scalable capacity for 63+ EV charging stations across seven active parking garage levels with zero disruption to daily resident operations. Key Technical & Engineering Highlights High-Capacity Power Distribution: Anchored on the 10th floor by a central 1200A, 480Y/277V Siemens P5 Series panelboard featuring Dynamic Arc-Flash Sentry (DAS), stepping power down to 800A Siemens P3 panels and 200A/400A, 208Y/120V Siemens P2 sub-panels with 42-circuit configurations. Precision Sloped-Floor Rigging: Custom-mounted 300 KVA and 150 KVA 3-phase transformers (480V Delta to 208Y/120V) elevated 6 inches above the finished floor—alongside panels anchored at least 12 inches AFF—to ensure level stability on sloped concrete garage surfaces. Structural Safety Protocols: Executed proactive structural concrete slab scanning with building engineer approval prior to all multi-floor coring and right-angle conduit routing. Smart Charging Connectivity: Deployed garage-wide wireless access points integrated into the facility's internet backbone for charging unit telemetry, dynamic load management, and point-of-sale software authentication. Frequently Asked Questions How do you upgrade EV infrastructure in an occupied high-rise without disruption? Omega Electric isolated the distribution system into distinct service zones across phased deployments and performed concrete slab scanning prior to coring to maintain structural integrity and continuous resident parking access. What commercial equipment was installed to expand EV capacity at The Fordham? The service expansion utilized a 1200A Siemens P5 main distribution panelboard, 800A Siemens P3 and 200A/400A Siemens P2 panels, elevated 300 KVA and 150 KVA transformers, dedicated 30-amp branch circuits, and garage-wide Wi-Fi access points.
