Temperature Service Company, Inc. recently completed a comprehensive boiler plant modernization at Chicago’s recognizable Lake Point Tower, situated at 505 N Lake Shore Drive. This major infrastructure upgrade was designed to transition the property from an aging system to a modern, highly efficient hot water plant, significantly improving both the building’s heating reliability and its overall energy footprint.

Our Scope of Work Engineered by TSC Professionals:

Our mechanical engineering team and project managers carefully mapped out a complete overhaul of the existing steam boiler setup. Executing a project of this scale required intricate logistical planning. From safely dismantling and disposing of the old boiler enclosures and flues to performing structural concrete scanning and coordinating high-altitude helicopter rigging, the result is a seamless transition to a fully automated, state-of-the-art heating solution.

  • Safe and strategic demolition of the legacy boiler systems, followed by highly synchronized rooftop helicopter equipment rigging made possible through a strategically coordinated intersection closure at Ohio St. and Grand Ave.
  • Installation of advanced mechanical technology, featuring multiple high-efficiency condensing boilers, integrated leak detection safety systems, and smart building automation controls.
  • Comprehensive system flushing, pressure testing, certified balancing, and manufacturer-certified startups to guarantee peak operational performance and safety.

  • 4 Taco Model KV 4007 In-Line Pumps (240 GPM @ 35′ TDH, 5.0 HP)
  • 4 Taco Multi-Purpose Triple Duty Valves (4″ flanged)
  • 1 Spirotherm Hydraulic Separator
  • Double-Wall Prefabricated Vent and Combustion Air System
  • New Carbon Monoxide Detector & Tox-Refrig Leak Detector System
  • Integration with the Building Automation System (BAS)
  • Custom Structural Analysis and 4” Concrete Equipment Pad
  • Completed within Budget and with Approved City of Chicago Permits
